Re: Request for Consistent Zoning And Offer to Purchase Property

Dear Paul:

This office represents the owners of APN 047-330-0100, which is a parcel of land located east of Highway 1 in the unincorporated County of San Mateo.

The General Plan designation for approximately 25 acres of this parcel is "P" for Community Park. As you know, zoning must be consistent with the General Plan. Government Code § 65860. The present RM/CZ zoning is not consistent with "Park" as it allows uses that would be inconsistent with a public park. We request the County to initiate a zoning change to zone the property so that the only use that would be permitted is a public park on the property. We believe that the expense should be borne by the County.

Also, since the General Plan designation is "Park" and no development can be approved as long as the General Plan is "Park," we request that the County purchase the property from the landowners. There is approximately 25 acres that would be sold to the County. The sale price, as you know, must be the fair market value of the property. The highest and best use of the property is residential. We believe residential property in the neighboring area exceeds $15.00 a sq.ft. In a recent San Mateo County Times artice, I noted a figure of $500,000.00 per acre as a value for coastside property. The owners would be willing to sell this 25 acres to the County for $500,000.00 an acre, or $12,500,000.00.
